Tega Cay SC is a planned city on a Lake Wylie peninsula in York County. It has its own hall and its own Evolve permit portal. A lake-lot roof still fails if you skip the HOA architectural packet and start tearing off because the wind already lifted a shingle.

Water does not wait on paperwork. The city does not wait on the association either. Both have to happen before the first shingle comes off.

What Lake Wylie Wind Does to a Peninsula Roof

Peninsula lots take wind straight off the open water and tree drop in the same week. Shade keeps valleys damp. Wind hits the slope that faces the lake first. Check this from the dock side and the street side:

If I own the house, can I skip the city permit and only do the association letter?

No. The HOA letter is a private covenant, and Evolve is the city. Homeowners doing their own work still have city rules, including a disclosure path through York County when that applies.

Why look at siding if the complaint is wind-lifted shingles on a cove slope?

Wind that lifted shingles on the lake slope also drives rain at that wall. A new roof with a stained windward wall still looks unfinished from the water.

Are cove streets on the same city calendar as the rest of Tega Cay?

Yes. A cove address is still a City of Tega Cay address when it sits inside the city line.

What if a neighbor already replaced a roof in a color my association has not listed?

Their letter is not yours. Ask the association before you copy a color off the house next door. The inspection can still go forward while you wait on the packet, so you get straight answers even if the shingle color is not picked yet.

Does a Fort Mill claim transfer if my driveway is actually in Tega Cay?

No. Permits follow the pin, not the storm path. If the driveway is in Tega Cay, file in this city's Evolve portal even when the squall started over Fort Mill.

A Cove Street Still Files in the City Portal

Crews were on Silver Gull in January 2026. That is a Tega Cay street, not a reason to skip Evolve. Cove addresses still file in the city portal. Inland York County ranches file somewhere else.

Fort Mill sits next door. Rock Hill is the county seat. The Charlotte shop already runs this York County loop, including houses in Fort Mill and Rock Hill.

A Tega Cay driveway does not need a second company because the mailbox says South Carolina. Book an inspection and put the permit path, the roof, the gutter, and the siding on one stop.
