Along the US-74 / Independence corridor, a lot of 1990s and 2010s subdivision roofs in Indian Trail NC are hitting the age when granules collect in the elbows and the first leak shows up in a closet. Builder-grade houses went up fast. The shingles, the vinyl, and the original K-style gutters are now due in the same decade.

A strip-center flat roof a mile down Independence is a different animal. It still fails on the same rain.
